Felt
Layers of bitumen felt, still on a lot of older garages and dormers. Small blisters and splits often patch well.
Cheapest to lay but the shortest-lived, about 15 to 20 years.
Flat roof repairs in Barnsley for garages, dormers and extensions. Checkatrade's Barnsley figures put a flat roof repair at £471 to £1,400. A local roofer rings to say whether yours can be patched or needs re-covering.
Compare felt, rubber and GRP
Layers of bitumen felt, still on a lot of older garages and dormers. Small blisters and splits often patch well.
Cheapest to lay but the shortest-lived, about 15 to 20 years.
One rubber sheet with hardly any joins. A tear can take a bonded patch.
Dearer than felt to lay, and a well-fitted sheet can last 30 to 50 years.
Glass-reinforced plastic: resin and glass fibre laid in one seamless coat that sets hard.
It has to go down in dry weather and can last up to about 30 years.
Most leaks start where the flat roof meets a wall or the main roof, or at the edge where water runs off. A roof with too little fall holds puddles, and standing water wears the covering out sooner.
A single split, a lifted edge or one open seam is usually a repair. Cracking all over, a soft deck underfoot or leaks in several places mean a new covering is the better spend.
A cost guide updated in 2026 gives felt 15 to 20 years, rubber 30 to 50 and GRP up to 30. Ponding, people walking on it and poor edge trims all shorten that.
Between about 15 and 50 years depending on the material and how well it was laid. Felt sits at the bottom of that range and a good rubber roof near the top.
Checkatrade's Barnsley figures, read on 25 October 2026, give £94 to £135 per m² for bitumen felt, £116 to £167 for EPDM and £123 to £177 for GRP. Your own quote follows a measure-up.
Sometimes, if the deck beneath is dry and sound. If the boards are soft or wet, the old layers come off first. The roofer checks before pricing either way.
